Quite simply, Phil is an expert at pricing, marketing, communication and negotiation. I wanted to sell my meticulously and lovingly restored Victorian rowhome in the middle of winter. My goal was a quick sale, yet I didn't want to sacrifice the value that I'd created in the home over years of restoring & maintaining it -- a difficult needle to thread. Phil's knowledge of the market was impeccable. He presented a thorough market analysis and ultimately, we chose the perfect price point. The combined impact of his pricing and marketing of my home led to three offers after less than a week on the market (despite terrible weather). Moreover, I got more than my asking price and set a new comp for my neighborhood.I found that I completely relied on his input about how to present the house -- from finding the perfect stager to the best lighting, Phil's advice never led me astray. His expertise, experience, network and command of the process were most apparent as we approached the final stages of negotiating and closing the sale. We originally met Phil Di Ruggiero at an open house we decided to go to on a whim, and we consider ourselves very lucky that chance made that happen.We did not have an agent, and knew we were “looking” but had a hard time knowing exactly where to start. Phil offered a consultation where he gave us a good sense of neighborhoods, prices, and market conditions. This was really helpful for us, and we knew pretty immediately we wanted him as our agent.Phil and one of the other folks at Engel & Völkers, Sheila, facilitated great house tours on the weekend, and we were able to get a sense of some homes in our price range and neighborhoods. While we were looking Phil also connected us with a great lender and talked to us about how financing would work. We found a few houses that we liked, made an offer on one, went through some rounds of negotiations with the seller, and I write this review sitting in the home that Phil found us! I could not speak more highly of Phil, Sheila, and the team over at Engel & Völkers Washington DC - I would and will recommend them to friends and family.
